Comply with your insurance policy
Landlords have an obligation to their tenants to have the fire swept annually.  A number of insurance companies require that chimneys are swept to an industry standard and a certificate is issued in order to maintain the validity of your house insurance.  Thames Chimney Sweeps issue these certificates and carry out a smoke draw test at the end of every sweep.
